.The Wave will operate as a condo-hotel. It’s the only development of its kind and offers more than just a great location and beautiful condos. 
Enjoy having your own concierge!
Here are just a few examples of how a concierge can make your every day better:
Don’t speak Spanish? No problem. Your concierge is there to navigate any language barriers.
Need to go the dentist? They will book that for you.
Maybe you’d like to try yoga on the beach? Your concierge will host events and activities.
When you need to go to or from the airport, a car can be waiting for you. Or they can rent you a vehicle.
Would you like personalized in-condo services like a mani-pedi, massage, haircut, Reiki, etc.? That’s what they’re there for.
Maybe you’d like to host a 20-person birthday party in the Wave restaurant. Your concierge is there to make it happen.
Think of it as having your own personal assistant – all part of your Wave experience. This is perfect for full and part time owners, but also great for renters who also want to experience life at the Wave.

​Payment Structure


During Construction Payment Structure: 
$20,000  US deposit
35% (less the deposit): at signing of the contract
25%: 4 months after construction starts (start concrete slab/foundation pouring)
20%: 8 months after construction starts (roof slab poured with concrete, floors started, windows 
and wood work started)
20%: when the unit/keys are delivered, approximately 12-months after start of construction)
All percentages are based on final sales price.  The deposit of $20,000 US is non-refundable in the event a buyer cannot complete the purchase.

​Legalities

​All condo sales are managed by the law firm of .Guido Perdomo. This local firm has vast experience in real estate law and works almost exclusively with foreign buyers.

Your contract will be translated into English and communications with Perdomo’s office will be in English.

All sales documents and due dilligence will be explained to you in detail.  There is total transparency & safety in your purchase.

​Legal Fees

​Even though the Wave is a new project with all the proper permits and legalities in place, a DR property lawyer will still perform due diligence in terms of ensuring there are no liens on the property/land, etc. He will also represent you during the purchase by ensuring payments are made at appropriate stages, every i is dotted and every t crossed. He will register the title of the condo in your name (either personally or in a corporation). Legal fees are generally 1-2.5% of the purchase price of the property.

Transfer fax. The Wave is eligible for exemption from this tax, which is normally 3.1% of the government assessed value of the property.

​For buyers who would like to finance their Wave condo, or for multiple purchases, please ask us for information about local bank financing, qualification requirements, interest rates, and amortizations.
